I urgently need a rough idea of how much it would cost to build a house. We need to make on offer on the land today and have only just got hold of the plans. All I have are a couple of pdf's from an architect but there are no sizes on them.

Can anyone help please.

Work on £100 per sq ft and you might even have a bit left over if your missus doesn't go mad at the kitchen shop

work on £100 / ft and he may have 2/3rds of the job done .smile

there aren't many UK newbuilds that I have seen that cost more than £100 / ft (not including land). We just finished ours, including some madness at the kitchen shop, and it was just the wrong side of £90 / ft...

That is indeed a bargain , the builder is providing excellent value for money there , I couldnt see him surviving in the works I see tendered.( Berkshire are )

I assume the builder done the lot for you , start to finish. ?

Maybe the area has something to do with it, we are in Yorkshire.

We let it out as four parcels of work, the first 2 of which were won by the same firm

1. Ground works & foundations

2. Build through to being ready to decorate (excluding kitchen fit)

3. Kitchen supply & fit

4. Finishing (decorating mostly), shutters for the windows, that sort of stuff

I did my extension + extras (front of house redesigned) for £100/ft

I think the rear extension will work out to £40 ish per sqft.

I've done a lot myself though.
