Long story short floor warped due to something. so now front door only opens 18 inches and cupboard door doesn't at all.

how do i repair it?

I had arranged to meet 3 builders today and none of them turned up. bds. Why is there a lack of good trades people in london??, i want the huff house of builders, germans in smart vans. where can i find them? does anyone have a london builder that is actually good?

phone up local wood flooring suppliers - they'll have names of people worth contacting

tbh, that looks like the floor will have to come up, the substrate hacked up and relaid - in itself not a big job but a pain in the 'arris nonetheless

Looks like a floor joist has collapsed or floor boards have gone?? (on my phone so not 100% clear).

Either way that looks like a fckin dirty hovel. Who used to live there, Mr Trebus?

I am being led towards saying there is a lack of expansion in that floor laterally for which is making it rise between the front door and cupboard door.

Chop off that skirting, whip out the last board, trim for width (leave it 10-15mm shy of the wall, pop in a strip of cork), relay, put 'skirting' back to cover the trimmed board.

That and give the place needs a fecking good clean.

I rent it to 3 dirty mates hence the dirt, its their deposit when they leave so not too fussed. they are leaving soon then I can get some rich bankers in who can afford cleaners

so step 1 I'm gonna pull up the floor. how do I do that? number the fkers then pull the skirting then pry them up?

Correct.

Still think it's expansion problem compared to a dropped joist, with the direction of the boards being a clue to the run or direction of the joists.

took off the skirting and couldnt pry up one of the boards without damage, as they are tounge and groove. so i destroyed a corner one to have a looksy.

under is chip board, which is soaked and rotton. so it leads be to believe maybe the floor is built up like this:

concrete, joists, chipboard, wood floor.

and where they floor has collapsed is where the chipboard is fked, and where it hasnt its just being supported on the joists?

either way looks like its all got to be replaced. joy

fk knows where the water is coming from options are:

1. the bin area/all the drainage for 2 flats which is on the other side of the wall

2. Down the wall where there is damp/salt marks, which would be caused by the drainage pip from the balcony.

3. upset water table caused by next door building making a basement

im pretty sure its a combination of 1 and 2, and therefor should be paid for by the freeholder company (which we all own 1/9th of) however the person in charge of the freehold is a fking mental tt and a complete PITA to deal with (had to listen to an hour today from him of how my tenants are rude and shouldnt be living there because they are too young and not rich enough, in the past he has throttled my tenant, this guy has bad diabetes i hope he dies soon)

long story short, when tenants move out im refurbishing the lot, so just want a temporary fix, the damp is never going to go away.

The problem will persist with every floor option you put down until the water ingress is sorted.

Slightly hard to tell form the pics but does not look like an easy diy solution.

If there is indeed concrete under there somewhere then I would tempted to pull everything out and start from scratch - if it is that damp then any wood currently down will be damaged anyway.

Hate to say it - but a damp problem will cause mold and that will get the health people around like a shot if your tenants go that route. I am assuming that it smells damp?

weird thing is it was fine until about 3 weeks ago...

well fine from the outside, prob rotten from the inside.

edit: have arranged 5 builders to come look now, at least 1 better turn up.

pull it up, damp proof it, put it back. in shallah all ok.

come back friday for update on my DIY hard arsed solution.. gonna invest in a crowbar, pull up about 1m of the fkers, they cant be reused as they are glued solid to the board. Then im gonna screw to the joists a ply board and bingo.. should be ok till the builders sort it.

thankfully tenants are my mates so they cant complain.

Today was progress..

I dug up the floor with my newly purchased crowbar.

Had 4 builders come, one of them was actually switched on (old jamacian guy with waist coat and monocle)

he schooled the freehold manager who was butting his nose in and told him it was all his fault for planting stupid plants.

Work being done asap, installing a new bathroom while im at it

well, when i say result, its costing the freeholders (of which i am one of 6) 3200+1700 and then myself another 8700 for the bathroom, so pretty fking expensive result.

work starting next week at least.

no they are still there but the solution to the drainage etc from them is part of the 1700. Making proper tanked planting with proper drainage.

the freehold manager bh sent a round robin email saying any objections by Sunday and should have full approval to start on Monday.

the tenants have had a rent discount since i ripped the floor up so looking forward to getting them back on full monies. and they will have an extra bathroom, done pretty well out of it
