We're buying a largeish house that was built in 1649. It seems in good order, with no dodgy looking alterations or problems. It's grade II* listed.

Should we go for Homebuyers Report or Full Survey?

I think I know the answer...

At that age, full survey.

When we bought our 1700-ish house, we went for full survey knowing that it would list all sorts of things, but knew we wanted the house. A list of what you need to work on first is always very handy. wink

A homebuyers report is not appropriate for that sort of property and never has been.

Contrary to popular belief not all building surveys will simply be a list of what else needs checking. Some of us are better than that and I'm quite capable of advising on all of those issues.

With a house of that age you need the right prople advising you and you should look for a building surveyor with the right experience and expertise.

Thanks chaps, that's what I thought - full survey ordered. smile

House is in Stroud, and is typical of local properties. It'll be a local surveyor, so hopefully familiar with the issues.

Dont forget to get the drains looked at as well, whole world of fun to be had there....
