Almost made a final decision on a house when an estate agent offered us this little gem. I'm wondering how this would fare as a renovation project?

Having viewed it a few months ago, it's pretty much a state inside and out and needs a complete a refit. WE thought our offer didn't cut the mustard until the original buyer pulled out.

I'm budgeting around 200-250k to renovate. Ideas include a long side extension and a full height glazed rear. Maybe there will be enough budget to turn the garage into a double garage?

Have you been through the local planning portal to see what typically gets approved / rejected?

Good amount of space, I'm guessing the house is probably worth about £100k, the land £350k, given the location?

Spoken to planning and looked at previous applications. On the whole the planners seem to be quite accommodating. Nearly every home along there has had work done and the house I'm offering on hasn't had any extension work done so permitted development rights still exist. As a plus there is only a neighbour on one side and it backs onto parkland.

THe estate agent did mention that a chalet bungalow is as tall as we could go given the other properties on the street. I'm thinking along the lines of a contemporary modern bungalow.

Given the size of the plot, we won't need to build a basement, and I'm hoping the original shell would be ok to extend from.... Estate agent claims that structural surveys have been on ok but haven't got back to me.

The alternative is to demolish and start again, aiming for 2500 sq foot of accommodation with 4 bedrooms. THe immediate requirement would only be for 3 bedrooms so we can fit out as we need to...\\

It is going back on the market after the original bidder pulled out after his wife got cold feet- at least that is what the EA claimed.

It went to sealed bids prior to that and we reckon we might be in with a chance as the EA wants us to confirm our position again.

We have accepted an offer for our current property and the buyer is a first timer so all seems to be going well!!
