Best current BTL mortage rate??

Just a quick question for the mortgage gurus!

Whats the best deal for a remortgage on this BTL property at the moment.

Property value:£125k

Remortgage value:£50k

Mortage type:repayment

Term:10 or 15 years

Yield: £600pcm

I dont want to fix for more than 2 years.

What about fee's?

Chasing the lowest rate will usually bring up products with huge fee's (3.5% of advance) but there will be products with lower/no fee's but will have a higher rate.

Which do you prefer?
