Hello All!

So the question is, can anybody recommend any trusted and professional letting agents in the local area?

Also what would be a good percentage fee to expect to pay them? Are there any hidden costs they try and charge?

Lastly, I don't suppose there's anyone local looking to rent a 3 bed house in Martin's Heron, (great commuter links!) hehe

Hi we use prospect for our property in bracknell.

they charge 9% for rent collection, they are a bit disorganised but fine

From a renting point of view the house i now rent - we got via Prospect in Wokingham (Sarah C - Contact). They was by far the best in responding to us as tenants to questions etc. Other estate agents simply was not bothered, not call back, lie etc.

Any less than 8% and they're probably crap/ desperate agents. Extra costs may be £80-£200 for a contract, £25 for TDS.
Extra for professional inventory (don't let the agent do it!), get the best professional clean possible.
Try ARLA website to search for a qualified and bonded agent in the area.

Thanks for the feedback!

So can anyone recommend decent companies for:

- Independent inventories,
- House Insurance,
- Advice regarding what costs can be claimed back against the tax paid on rental income?

Do not - I repeat DO NOT use a company who sound like they are people from the capital city of Italy!!!

I had a strange experienece with them.
They were trying to find me a tenant and kept saying i should reduce the price, i think at the time from £850 down to £750
I refused as it was worth what i was asking. I went Elsewhere and instantly got a viewing and subsequent full price rental.
Strange thing was, he was being shown property by the previous agent, but not mine, even though it was in his price bracket and perfect for him.
Something didn't stack up.

It might be the fact that previously they had found me a tenant who only stayed 6 months, so i felt they should have taken less commission than a months rent. They agreed but wouldn't refund but only knock it off future rentals, probably why they didn't want to rent mine out.
Needless to say they are not on my most trusted list

We use Luffs, not sure if they cover Bracknell
We only pay a one off finders fee 8% i think it was or it might have been 8.5%.
We stipulate no recurring fees either, else they will charge you a further 4%(i think) each year the tenant is in.

For landlord insurance I use Hamilton Fraser. They cover tenant malicious damage which most policies don't. A lot of landlord insurance policies have some key exceptions but I guess it depends what level of cover you want of course.
