Does anyone know the rules with regards to renting a room out on a firstbuy property?

I will be living in the house on a firstbuy scheme and the rules state you cant sub let, i.e. move out and rent it, but what if i still live in the house can i rent a room?

Also i have 1450 after tax, the following are my expenses, will i be ok to have a social life etc?

MORTGAGE - 340 A MONTH
BILLS - 200 A MONTH? (COUNCIL TAX 70 AFTER 25% DISCOUNT, ITS A SMALL HOUSE FO GAS AND LECCY 60?, WATER METER 15? TV LICENSE 11? BROADBAND 20?)

FOOD/TOILETRIES/CLEANING PRODUCTS- 200 A MONTH? (including alcohol once a fortnight)

=710 a month for savings and spendings for leisure money

Obviously yearly i pay 70 quid for maintaining public space, then there is car insurance, tax and a service, i have a cheap to run car but still...

Will i be ok on my own do you think?

£700 a month beer money you will be fine. there are thousands of people who live on alot less.

ideally i would want 300 a month savings though which leaves me with 410 which minus petrol and buying daft bits could leave me quite empty handed.
