Been trying to sell a property in Edinburgh for about 18 months through a solicitor. Only 'advice' to date has been 'drop the price; drop the price; drop the price'...which hasn't worked anyway. As far as I'm concerned a) they've done nothing, and b) they let the only real interest slip away. Even the words in the particulars are what I wrote as suggestions - but verbatum.

Anyway, I worked it out myself that the property was 'wrong' - too large for an old couple, but wrong layout for younger family. So after some major building and remodelling inside and out I'm putting it back on the market. I'm guesing in Edinburgh it has to be a solicitor to get into the ESPC, but is there any of them that can actually 'SELL' as opposed to just sitting back and waiting for the commission?

I had some difficulty with a property but then used Savills who got me a sale. Depends on where the property lies in the market. If it's cheap then aim for the ESPC-members, if it's premium then don't, go with one of the premium agents...Strutt & Parker, Savills etc..

There are no good estate agents!?! Having spent the last year working for a property website, I would probably list and sell the house myself. Not many agents will take good photos, write a good description. add floor plans and give any other good info about the house.

If you don't want to go near the legal work then just find the cheapest lawyer and do all the leg work yourself. You'll save money and get a better advert. If you get the site listed on s1homes, Rightmove or Zoopla then it will get picked up by 90% of house hunters - job done.

How much does it cost to sell a £500,000 property though one of those high end agents?

I think it was 1% of sale value + schedule/advertising + VAT if memory serves correctly. So, on yours then £5/6k ish. It's worth negotiating though, especially in this market...

sorry to generalise but having dealt with many estate agents over many years they dont do much more than advertise it, do the viewings and produce glossy brochures, as long as the property is properly exposed on the right websites ie rightmove, espc, primelocation (if its expensive), then very clued up buyers nowadays will find it themselves, if its priced properly and presented properly then it will sell if it isnt it wont, i'm afraid if its not sold in 18months chances are its too dear or poorly presented.

I've used www.beveridgekellas.co.uk three times and they've been very good.

John Campbell did the legal side but I was pleased with the marketing teams work too.
