Hi all,
Not me but someone I know has a lodger in a house they own who they think has had a breakdown, as such it's come to light that they haven't paid their June and July rent, when chased they are being irrational and refusing to comment and more so pay.
They want them out ASAP and get someone else in obviously, what's the legal standpoint on this? Any pointers URL's etc?

Wrong area to post, but you need to serve them in writing with notice, then go to court for an eviction. It does depend on the type of tenancy. It's fairly fast tracked:

I was assuming he just used the wrong word as he also said 'in a house they own'. Lodgers still need eviction notices.I wouldn't use a lawyer in either situation, just google, landlordzone and maybe CAB. It's a fairly simple process, just takes time.
I have a tenant who we did the first step as they were 2 months in arrears. They caught up before we even applied to the court. They were up to date for about 3 days but are now a month behind :S that's more of a pain than being able to straight out evict them as they need chasing every month but keep just within the law despite being almost constantly behind.
