Hi,

A little bit of help from those in the know needed!

My partner and I are considering buying a house jointly.

I have the cash for 50% of the property. She has 15% cash and wants to mortgage the remaining 35%.

Is it possible for her to get a mortgage alone for this amount, or would it need to all be treated as a joint purchase with 65% deposit and joint mortgage?

Help appreciated in advance smile

Joint mortgage I'm afraid mate, the lender couldn't repossess her half & leave your 50% so if its owned jointly then the mortgage should be joint & your both liable for the payments.

Not sure about the reasons behind why you don't want a joint mortgage when you are putting up half of the money. If you insist on doing it this way why don't you transfer your money to her so that she puts down the full 65% and mortgages the remainder?

Why exactly are you wanting to do it this way?

I've done mortgages for friends who buy houses together on a Tennacy in Common basis, meaning they are only liable for 50% of the debt and monthly payments etc, but not on an unequal basis.......
