Afternoon All, making arrangements for our move abroad and we have a friend whose looking to rent our house which is great. Given theres lots of folks on here with BTL experience can someone direct me to a tenancy agreement template?

Thus far we've done the following;

<> Informed mortgage lender -they're fine after their ludicrous admin fee
<> Had the gas checked out and certified
<> Ditto the electrics

Still to do are;

<> Tenancy agreement
<> Inventory
<> Tax position (sorting with our accountant)

You'll need an EPC as well.

you only really need one if the tenants ask for one...

Just out of curiosity, that link mentions you need one before you market the property, so what would happen in this instance if he rents it to a friend?

Technically, the house hasn't been marketed/advertised, so does that mean one isn't needed?

AIUI the "marketing" aspect is irrelevant. If you are a ""Landlord" you HAVE provide n EPC to a tenant.

If the T doesn't ask for one and then later complains thn the Landlord could potentially be fined by the Loca Authority.

Ah, thought it might have been a handy little loophole for some.

...and if you don't? I don't think anyone gives two hoots about EPC's.

Landlord Insurance is this a must, house insurance is with Tesco, just called them and they don't offer Lamdlord Imsurance.

Thanks

As above if you're renting to close friend/family who are unlikely to make a Complaint it's not an issue. OTOH if you're renting to strangers you might as well get one. They cost £50 and last for 10 years.

Rich, If your post is asking for Insurance advice, I use these 2 companies for Landlord insurance:

Discount Landlord - 0208 847 8000
Alan Boswell Group - 01603 218000

DL is cheaper but the don't insure all types of build which is why I also use ABG.
