Hi,

after a recommendation for a solicitor in the Harrogate/Ripon area to deal with an issue with property boundaries and land registry being totally incorrect.

Can't recommend a lawyer but I was in a similar situation regarding a cock up by the land registry, I bought my house freehold as advertised but after 12 months I received a rent demand for £5 turned out I didn't own a 9ft by 90ft strip of land down the side of my garden but on the deeds it appeared I did own it. Cut a long story short land registry wanted me to sign it back over to the farmer who owned it after admitting their mistake I refused told them to compensate the farmer which they did and I claimed all my expenses from the person who sold me the house, apparently he knew part of my garden was leased but chose not to disclose during the conveyancing.

similar situation, although in my case it was noticed when we bought that the land registry plan wasn't correct, we thought solicitors had dealt with it, but it now comes to light that they didn't, and furthermore have destroyed the records - possibly including the statements from the previous owner about the matter.

But am I glad that I paid for the mortgage company to return the paper deeds to me rather than destroying them as they wanted to (as they "aren't necessary" any more).

We even got two separate registerd letters adressed to me and the wife from the land registry asking us "kindly" to sign it back to the farmer befor any costs are involved, truly nice of them! Hope you get it sorted
