Advice required mortgage

I'm after a bit of advice if anyone on here could oblige?

I'll start with a bit of background.

I'm recently divorced and part of the settlement was that I walked away from the marital home with nothing, giving everything to my ex for the sake of my daughter. I am still technically shown on the mortgage although I havent made any contributions for over a year now. I pay child maintenance of 15% of my net income per month. The financial agreement was that she has until July 2015 to release me from the mortgage.

I was in a co-habiting relationship with my new partner in her property but we have recently seperated.

My questions to the pistonheads massive are;

Even though i'm technically shown on my ex wife's mortgage, can I still obtain a new one?

In the current financial climate are there any lenders offering mortgages for small (5%) deposits?

Any help would be greatly appreciated as I'm a bit stuck at the moment.

Yes and Yes.

The figures need to fit but it can be done.
