Buying a static caravan / lodge park

Something we've always wanted to do is to get out of the rat race and buy ourselves a caravan park to run and hopefully live off.
I've looked into various options but they all seem to be a case of you near enough need to buy it outright - which won't happen Is this the case or can it be financed somehow?
I'd have thought using the figures from current books and projected figures for the future if you put together a good business model there must be a way of lending against one?

Anyone done this who can offer advice or point us in the direction of someone to speak to?
