Nuneaton/Hinckley/Burbage area?
Discussion
Any locals to this area? Potentially need to move up that way. Mrs's office will be v near East Midlands airport, but we want to live a bit further South. I need to use Birmingham airport a lot, and my office is next to the airport (WFH when not travelling though). I also need to get down to the bottom of the M40 for our HQ quite often, and will be doing some LHR trips too. Good train connection nearby is desirable.
Suggestions on areas if above receives a negative response?

I know the area quite well having been brought up there and my wife is from there.
Burbage village is nice and the estate off Salisbury Road is good *near the M69 junction*
Nuneaton has some good areas, and some not so good, but is cheaper than Burbage. The same can be said of Hinckley. Both are really market towns with some OK pubs but dying town centres. Pound and charity shops are the order of the day

Thanks. I like being on the edge of a smallish town with bigger facilities a few miles away. We'll do a drive through and take a closer look soon. We're currently renting/living in Wallingford, Oxfordshire. Lovely in many ways, just a bit far from civilisation for many things (Didcot doesn't count).
How hard have house prices been hit in that locale? Are the developers having a hard time shifting stuff? I see a few new properties with double garages for reasonable money but I'm not so keen on buying the most expensive property in an estate IYKWIM.

I just bought a house in Barwell which is outside Hinckley. Apparantley it has a bad name but there is a nice end and it's quiet where i am - you get a lot more house for your money and to be honest there is a bad area to every town. My sister was advising me against looking but after seeing the house they cant wait for me to move there. Earl Shilton is pretty much the same, Elmesthorpe is closeby and a little better then out to Sapcote for a nice village - tennis club, few good pubs, good people.
Burbage is lively, has a good fair few pubs which are always busy, expect to pay a lot more for a housein Burbage. I lived there for a few years, again, quiet, no trouble - cant say i visited the pubs much.
Hinckley used to be lively but is dead now. Has a good sprinkling of shops nd you can get a fair few bits and pieces. It's not a bad place to live. Around John Cleveland College is where the larger houses are, wykin is the rubbish end.
I've also lived in South Leicestershire - Bitteswell is the premier village, locals will literally kill each other to put their kids in school there. I have no kids so not an issue for me. Ullesthorpe is just down the road, own school, 18 hole golf course just outside (The Ullesthorpe Court) and some nice countryside.
Then there is Lutterworth which is one of the main towns, it's nice on paper but is full of thieves and drugs if you ask me. i know a fair few people there as i went to school at lutterworth Grammer so i steered clear in my house search. You might be ok though as you won't know the same people, but the town pub (shambles) looks nice but can be rough. It has some nice parts though.
Gilmorton, ashby parva, kilworth, Broughton astley (next biggest outside Lutterworth), dunton basset, croft, huncote, walcote - all go to school upper school in Lutterworth, with each having ther own village primary. Lutterworth Grammer school is better than JCC (Hinckley) if you ask me, but schooling in Lutterworth isn't the same as living there as you wont come across the same idiots.
I lived in the vilages and had a good upbringing, My sister has brought her kids up in Hinckley and I dont think the schools or the environment is as good as the villages - but i am biased.

Grew up in South Leics (Dunton Bassett) and went to Lutterworth Grammar (now Lutterworth College) As I understand it Lutterworth College has gone downhill since the 90's.
Lots of nice little villages (Dunton Bassett, Bitteswell, etc.) so have a look at a few. I'm now in NW Leics and would suggest you have a look at the villages around Ashby de la Zouch if working near EMA.

Thanks guys.
Still researching, but now also looking at the Redrow development in Countesthorpe, just South of Leicester. Yes, we want to overpay for a new property :-)
Countesthorpe is OK. I would recommend Kibworth, it's a great little place and there are new houses for sale with David Wilson and its within the Harborough District which has just been voted one of the best places to live in the UK according to The Sunday Times.Still researching, but now also looking at the Redrow development in Countesthorpe, just South of Leicester. It's just off the A6, 7 miles south of Leicester and is very convenient for the M1, M69, A14.
Like a couple of others on here I also went to Lutterworth Grammar and have heard the school and town have gone downhill, also if you have the whole of Leics to choose from then Hinckley and Nuneaton would be pretty far down my list.
What about NW Leics such as Cropston, Rothey, Swithland, Newtown Linford etc. The latter are sought after areas and are therefore more expensive. Market Bosworth on the west side is lovely as well, decent schools if that's important.
Just seen you mentioned living on edge of small town, so the Ashby de la Zouch recommendation is a good one.

All places have the 'perceived' good and not so good areas.
Eg. Londons Bishops Avenue is one of the most expensive streets in the country, yet is only 2 mins away from high rise flats etc.
I have lived in Nuneaton all my life, on the various estates (Hinckley side of the town), including
St Nicolas Park, Horestone Grange, Crowhill, Maple Park and Whitestone, all of which area areas of Nuneaton.
We've previously looked at other areas such as Burbage etc, but all our family and friends are close by., so neither of us wanted to move far away. Burbage is also having 70 new homes built just off Brittania Road too, which I think will run from 3 beds, to 5 beds but all 'new build' estate houses.
Burbage, is a nice place with a good few pubs and also has slightly more rural areas around it such as Aston Flaville, Sheepy Mgna, Market Bosworth etc.
I haven't lived in these places, so I'll let other more local guys comment on areas like these and I'll keep my comments towards areas that I have lived myself (Nuneaton).
We now live in Whitestone, which in my personal opinion is one of the nicest areas of Nuneaton.
(CV11 6TR is a good postcode to search for right move with a localised search)
It has some good local pre-schools and Junior schools (my daughter is now 8) but also has local pickups for Private Schools such as Bablake in Coventry etc, but our daughter goes to the local schools as that's where her friends go, but there are options.
Put it this way, we like Whitestone so much, we've just bought another property on Lutterworth Road, just 800yds up from where we live now. that we plan to completely redevelop into our forever home.
It's good for motorway access, with M6, M69 both with 5 mins, and M40, M1, Birmingham Airport etc all 20-25 mins away.
Good train station too, which has 7 platforms and hourly trains to London Euston, Birmingham, Liverpool etc.
It really depends on your budget too, but I would happily live in any of the areas I've listed above (and have), but there are parts I wouldn't like to live if I'm being honest, but there are still good people there, just a select few who spoil it and give it a bad name (as in most areas).
Be careful though, there's LOTS of building and development going on in all areas at the moment.
The house we've just bought looks out onto fields etc, but you can only be assured of keeping that if you own the land, otherwise in years to come, it could be developed, but again, local knowledge will help with this.
Like I said at the start, every area has nice parts and less desirable parts, but, it largely comes down to knowing this from the locals and also what budget you're working with.
Very rough guides and only my opinion, but
£150k will buy a 2-3 bed semi on a reasonable estate.
£250-350k will get you into a 4 bed detached.
£450-550k will get you into a larger detect house with 4/5 beds with a good sized garden
£550-800k will get you a larger plot on one of the primary roads
£800+ would get you more towards a small holding
PM me if you'd like any more detail .... Happy to give you my honest opinion, for what it's worth, which you can then consider with everyone else's two-penneth. But if you pick right, all these areas can be nice places to settle down.
Two good local Estate Agents in Nuneaton are Hawkins & Alan Ccoper, easily found on Google.
Best of luck!

Thanks for the recent replies guys. Bought in 2013, Redrow Homes, Countesthorpe. No motorway noise, big house for good money. One problem I found with anything 'South' of Hinkley was the M69 noise, I wasn't going to move this far North from London and live next to a motorway
Looks like values have crept up in the last 2 years too (judging by % increase on sale prices for both new and resales in our development). All good

Just re opening this as my son starting at Triumph in Hinckley. Looking to buy with the savings he has. We are new to the area and any recommendations since the last post in 2015 welcomed by the locals !
Plenty of new houses being built in the surrounding area. Great base for travelling around the UK, M1,M6 & M69 all nearby. Loads of new distribution centres being built down the A5 to Rugby.Generally a decent place to live, housing cheaper than the Warwickshire side of the A5 boundary, postcodes, don't you know.
Triumph have a good reputation locally. Burbage thinks it's posh, Hinckley town is uninspiring, rather run down, but does have a couple of rather good car shows a year. Some decent villages, definitely worth looking.
Thanks. Hinckley and Nuneaton seem ok. Burbage same. Lots of new stuff on the market and it does feel like good employment opportunities locally. We’ve been impressed with Triumph from the start and a lovely HR team trying to help with locating him before starting.
I’m all there for the family bike discounts too… time to change from a GSA!!
