Mortgage advice

Can anyone recommend an indepedent mortgage advisor in the Chester Le Street area.Situation in short is my ex is buying me out>Property valued at 125,000...Outstanding balance 84,500ish but our current lender only have 80% mortgages available and i am wanting 20,000.Which will take the total owed just over the 80% mark.Can we just go to another lender who can offer a 90% ltv pay the outstanding balance on existing mortagage + 20,000 to pay me off.We're not tied in to our current lender.
I'm not that clued up on the mortgage market lately.
