CIVIC RUST ADVICE ! MB2 MODEL

Hi all, im looking to buy my first car, a civic 1.4i sport 5 door mb2.
The car has done 47k, full service history and everything just looks fine, even the body work just looks perfect. No rust from the outside but....
When looking at the M.O.T advisory from the recent M.O.T this is whats written:
Advisory Notice issued
Offside Track rod end ball joint has slight play (2.2.B.1f)
Nearside Rear Trailing arm rubber bush deteriorated but not resulting in excessive movement (2.4.G.2)
Offside Rear Trailing arm rubber bush deteriorated but not resulting in excessive movement (2.4.G.2)
Nearside Inner Front Subframe mounting prescribed area is corroded but not considered excessive (2.4.A.3)
Offside Inner Front Subframe mounting prescribed area is corroded but not considered excessive (2.4.A.3)
Fuel pipe/s corroded
Under-trays fitted obscuring some underside components
Are these advisories serious? Would the car still be worth to buy?
