So, Mrs Shotgunfacelift has decided to go and study a vet nursing course at a college near Tingley, Leeds.

We are planning on relocating there from the Lincolnshire area to make it a little easier. My question to you is where are ideal places to live around that area? I have never really spent much time in that area, so we want somewhere that is reasonably close (within 30-45min drive time), safe, reasonably priced and a young family kind of area with things to do in the local area.

The post code for the college is WF3 1DR. Our family and friends are all located in North Lincs area so anywhere that's a happy medium would suit. I have considered Wakefield, Barnsley, Doncaster of course but having never lived in any of those places, wouldn't even know which areas to start to look for a new house.

So I put it to you at PH for suggestions...

Depends on your budget... Leeds and surrounds can offer all budgets and meet most family demands. I know North Leeds so my comments are biased - I don't know Wakefield and surrounds.

If you want space and big garden, I'd head towards Halifax - seem to get most for your money; M62 is mixed but could be ok depending on her commute timings.

If you prefer suburbs then North/West Leeds should be okay for those commute times - Horsforth/Rawdon are nice areas but as they are so close to central Leeds, you will pay a premium.

Or North/East - Garforth, Barwick on Elmet, Aberford are pretty good areas. Some nice villages.

Bramham/Boston Spa if you have a secret lottery win.

Roundhay / Chapel Allerton in north Leeds.

Brighouse/Huddersfield and the surrounding areas are quite nice if you find the right place. Really close to the Pennine countryside and good access to the M62 too.

Don't discount the birstall/Batley area, close to Tingley, good access to motorways and some nice houses and schools.

We have friends in Clayton West and Denby Dale which both seem nice areas to be with easy access to the M1.

Drighlington BD11 I think, but its Leeds really.
Birkenshaw too.

Thanks for the responses so far, I have looked at the Batley and wakefield areas and found same nice 2 bed houses close to the M1 so I think that might be the best option. Not sure what Wakefield is like nowadays though. But seemed reasonably priced... thanks again smile

"generally" north and west are better then East and South.

I live in north leeds too wavey

I'm in that area myself, it's not too bad but it's mainly pockets of backwards towns or deprived areas that used to be thriving manufacturing centres that died years ago. Having said this there is a lot of new development so if you fancy a new build (usually wedged between two "danger zones") you should have your pick of the bunch.

I presume it's "CAW" your OH is going to? In that case my house is within walking distance and on a large estate in Morley, handy for the M62 and Leeds but Morley isn't the most appealing of places (see "backwards town" above). Friends tell us the schools are OK but I suspect we'll have moved elsewhere before that time comes for my little one.

Anyway have a look at this area as a starter:

this is round the corner from me, St Patricks in Birstall is a good school (my daughter goes there)
Excellent links to everywhere, sports centre within walking distance, local shops nearby, cricket club to go for a beer what more could you want lol.

Oh and I sometimes used to work in Scunny, it takes an hour tops from here.

If you want a Leeds postcode, Morley - LS27 - is right next to Tingley. I was born there and we bought our first house there as it has good commuter links (M1 and M62), and a few good ameneties (leisure centre, supermarkets, at the time a decent high street / market). There are a few good 'new build' developments no more than ten years old too, if that's your thing.

That said, it is on the less favoured South side of Leeds, so some look down on it. You do get more for your money as a result though. Wakefield WF postcodes will see a further drop in price, but they are spread over quite an elongated area, so it's important to check exactly where the are is in relation to college for your OH etc.

ETA: I've now read properly and seen thetapeworm got there first - his assessment is pretty spot on too, although I wouldn't go as far as "backwards town". Yet. ;-)

I admit I'm a little harsh and there are small windows of improvement appearing in the town all the time but as an outsider it feels like it needs a bit of a shake to regenerate. Having said this it's close enough to everything you could need to make this a non-issue and if you pick the right side of the town you never actually feel like you live there anyway smile

On the plus side it has good parks and most importantly decent transport links to escape.

It is cheap round here and there are some dodgy bits but in general it is a good place to live, I have lived in a fair few places both up here and down south and there always seem to be crappy bits near the nice bits.


OP Tingley should take about 10/15 minutes from as long as you avoid the big roundabout at Drighlington

Yes it will be CAW the OH will be at. I dont mind considering north leeds. Its just the times we will travel back to lincs adds time to our journey. Suppose it would be worth it then. North Leeds is very appealing having looked. We will be renting instead of buying though. I wonder what the Sherburn in elmet area is like now? I went to high school there for a short while and it was pretty good back then.

As for the WF postcodes, they do spread to some strange places so I will keep my eye on that, thanks.

10 mins from the Birstall area? That's fine. Anything under 40 mins is okay as she will only be going two days a week. So we can be quite flexible. I suppose the option is to note down some suggestions made here and get in the car and go for a drive around the areas and see what they are like ourselves. Personally we have lived in the Grimsby and Lincoln area for years so are used to living in the nice bits in between the no go zones lol.

There's a very wide spread of social class in most areas of Leeds.

Tingley itself is very nice, look around Lowry rd and you'll see lots of housing and estates that are nice. Although beware Tingley estate is full of chavs, gypsy's and trouble. Oddly you can go from a nice middle-upper class housing to council red-brick pitbul on a lead "yo wot m8" within 200yards.

I'd recommend Churwell to be honest, its just down the road from the college and is quite nice. I have lots of experiance of the surrounding areas and if I could pick a place to live it would be Churwell.

Also look at Rein Park estate (Morley) or Forrest Ridge estate (East Ardsley) these are pretty nice.

I live just down the road in South Milford, Sherburn is ok.

How much are you wanting to spend? Do you want village or more urban or more rural?
