Rental "Rolling monthly" contracts
Discussion
Folks,
My lodger has given me a month's notice, which is fine. I've lined up one of my friends to move in, however as it stands she apparently is on a "rolling contract" on a studio flat following a 6-month let starting on the 11th of the month. If she gives a month's notice from June 11th it'll leave me with a three-week void, which isn't terrible but I'd rather avoid if I can.
Can she give a month's notice from any point, or does it tend to be from the start of the month, or the start of the contract? (IE 11th)
Cheers

Notice has to be given before the 11th and will effectively be from the 11th. Notice given any later (i.e. on or after the 11th) will be deemed to be given the following month. My lodger has given me a month's notice, which is fine. Notice is always from the date that the tennancy is effective from which is in the contract.
'Formal' periods of notice are as has already been described. The best course of action is for the tenant to ask the landlord if they can be released earlier. Clearly the Landlord doesn't want to be out of pocket, but they might have another tenant waiting for a property so could move straight in and clear the 'void' gap that would be left.
Just ask the landlord.
Just ask the landlord.
Thanks all, we're going to thrash out the details over a liquid lunch on Sunday so I'll see what can be done.
I have a feeling the place is managed by a particularly b
dy lettings agent so I'm not holding my breath on an early release but we'll see what's what. Would have been nice if my current lodger had bothered to tell me slightly earlier too since he's clearly known for weeks, but such is life.
