Need some suggestion on accomodation

Hi,everyone,I'm from China and I'm a newbie to Le Mans 24h, I'm planing my first trip to Le Mans next year, maybe my friend is going with me and setting off from UK, but he's not sure yet.
I'm working on the accomodation issue. I don't have a car, nor prepare to rent one, so it's better to live in some place either on circuit or off circuit but easy to access the public traffic, or even in walk distance. And I don't want to camp.
So far I discovered two travel agents has the kind of places I need.
Grandmotorsports. They have 4 hotels in town, which are closed to the tram station. 4 nights stay costs around £400 plus a £200+ of single supplement if I take a double room to myself. The price sounds reasonable, but these are a bit far away from the track as I don't want to take the tram each time I travel between the track and my room.
TravelDestinations(TD). They've got flexotels right in the heart of the circuit, but the price was a bit high, £765. what's more, if I go alone, I have to pay the full price of two persons which is £1465 for 4 nights (They just deduct the price of one General Entrance Ticket)
Anyone here could give me some suggestions or offer some help on seeking a better option? I read in the forum that there are some villages with B&B within walking distance to the track, and they are not expensive at all. Could anyone here share some information of this kind of B&B? You could send me PM or e-mail if you don't want everyone to know.

Formula 1 hotel is in Arnage, not on the Le Mans tramline.
And indeed the non-camping part excludes a lot of options. So you're basicly left with hotels and B+B's which are probably all booked up since beginning of July when the 2014 dates where announced.
I suggest you mail/call every hotel/B+B in Le Mans and hope.

This company act as an agency for local residents who let out a spare room or two on a bed and breakfast basis for the weekend
used them 3 times now and no problems
the families all drove us up to the circuit without being asked!
