Juddzey,

You'll get a million different responses lol.

Find a qualified, credible investment adviser and ask them. Tell them that you have 300k and ask them what they would do for you and what it'd cost you. You'll get a good freebie session with each of them (the good ones won't be clock watching and prissy) and you'll need to like them too.

Not all IFA are good, not all restricted/salesforce staff are bad. But make sure you're happy with the differences in terms of what you'll be getting for your money. Consider splitting your wealth; if you're undecided, why not give, for example, 150k to two and see who you prefer to work with, who makes you more and who cuts it best with you.

Think top down; identify your targets, goals and objectives.. pin those down, nail them to the Nth degree and work backwards from that to see where you are now and what you need to do in order to get there. Make your mistakes (if any!) early. Enjoy the whole experience. Ask the person you speak with if they do cash flow modelling and whether it would be worthwhile considering in your case.

Good luck!

It`s not in Brighton but up here in the NW you could build approx a £mil portfolio for £300k taking into account acquisition/refurb costs and then generate an average of an 8-10% yield. Which means you should have your £300k back in approx 5yrs taking into account unforeseen costs and portfolio build time.

This is only a beer mat calc but I`m happy to go through the realistic side over a chat.

eggs and baskets spring to mind.

The fact is what's right for all the well meaning PH'ers is not necessarily right for you, and you can't hold them responsible. Flats in Brighton might well be the solution, but wouldn't you rather hear it from someone who has understood your personal situation, aims/objectives and also tax position?

Find a qualified professional and meet them, if you don't click you can walk away. Get referred by someone who you trust preferably, but at least a regulated adviser will offer you the protection you need.

I (like most IFA's) would be happy to meet up and talk through your situation and suggest a few ideas without charge, might be an hour well spent if you don't have friends in the same situation who can refer you to someone trusted.
