Now then chaps,

We've had an offer accepted on a rather tasty house in Walton, near Wakefield. We were delighted by everything until a colleague mentioned the HS2 route to me. I did a bit of Googling and was slightly alarmed by its proximity.

Working in the construction industry, I'm not averse to infrastructure projects in principle so this isn't an HS2 rant. However, I wondered whether any locals had any experience of the effects of the route on house prices in the area and the general local reaction? I'm not overly concerned by any primary impact as a result of noise but it's the hysteria and associated paranoia which bothers me. Will we end up with a house we can't sell in ten years?

Any commentary, especially from those in the areas affected, would be much appreciated!

Good timing. We are just thinking about putting an offer in on a house in Church Fenton. Similar to you, HS2 is planned to run about 150m from the house, across some fields. Personally I'm not too fussed, there is a station and busyish line in the village already so can't see it making much extra noise. My only concern is future house prices. Not sure it will actually happen, its all under phase 2 which isn't due till about 2035?

It will run not too far from my house, alongside the M1. I can barely hear that so the odd train won't be an issue. Apparently they're going to be half dug down too to further help with noise.

If you look at the phase 2 bit it runs up from Birmingham to Leeds, but cuts off towards York (Church Fenton) too. That last bit is what effects me, and i don't really understand why it's needed.?????

Its all tripe

It will never in our lifetimes reach us here even if they do eventually start it. The proposed route runs past our village. The locals are up in arms (well the estate agent whos house is nearest the route is) I dont think anyone else is really arsed a we have the M62 exactly the same distance away as the HS2 so it wont in reality make bugger all difference to the feel of the place.
