Over the summer there has been a young cat (perhaps 2 years old) hanging around my garden and as I'm not one to chase it off it has slowly grown in confidence and it seems has now moved in although I think it still pops home everyday. However after returning from a few days away over Christmas I found it had sprayed in the utility room. Is this likely to be a common occurrence? It appears to have been neutered and has not shown any signs of spraying before.
For the record it wasn't locked in the utility room over Christmas, there is a catflap which I left open as I wasn't sure if the cat was actually being fed so I left the flap open so it at least had some shelter if it needed it.

Clean up properly, you'll need urine remover from Pets at Home (etc) or it will do it again to refresh the smell
It could be that another cat visited whilst you were away, so he marked it as 'his'
Eta - put a paper collar on so his owners know he visits you, it can be very distressing for owners when their cat disappears!
