Tenant in arrears - what to do?
Discussion
Tenant continually late.
Rent due by 5th.
Janauarys and thisnmonths rent have notbbeen paid.
How should i proceed?
I would like tonwake thevtenant up a bit as i think hes just taking the mick with his prioroties.
So what should i do now legally now to get him to wake up, and start he legal process if no rent does come through?
Cheers

If he's two months late with the rent you can issue a Section 8 notice to quit.

Just bear in mind that you might have to go through th courts and then bailiffs in order to get him out.

That's pretty poor form. Have his payments previously been on time, and how is he paying? I'm a tenant and I pay by standing order because, frankly, I'd find it a pain in the arse to have to make the payment manually each time and I'd probably forget and end up being a few days late each time, probably needing a kick more often than not. I see that this is a completely different situation though.
Its ok now - just paid.
Can anyone recommend a standard contract i can download?
I looked at the one i use, and it isnt particularly good,
It doesnt say anything about the tenant agreeing to vacate immediately/give me right of entry/posession if rent late etc.
The tenant just seems to be tardy, but at next renewal i want to have a contract that protects me more.

Are you sure you really want to be a landlord? I am not convinced you have thought this through mate. It doesnt say anything about the tenant agreeing to vacate immediately/give me right of entry/posession if rent late etc.

You sound like you don't have a lot of experience at being a landlord. Have you protected their deposit (in an approved scheme) and does your property have a gas cert. If not you could find yourself liable for some big costs if it ever gets legal.
Fiver says that that is the end of this thread......98elise said:

And the nice taxman, of course. Plus insurance, mortgage and the fire labels on the furniture.Gassing Station | Finance | Top of Page | What's New | My Stuff
