New garages in the planning stage.
So far I have min 7mts internal length, 3.5mt wide insulated roller shutter doors, alarm, a quality floor (painted?) good lighting and a little heating. I'm guessing there will be a little natural ventilation, any other essentials I've overlooked please?

Only my opinion but I would tile the floor with showroom quality porcelain tiles rather than paint.

This depends entirely upon whether it is a place to keep your paj warm and dry, or whether you intend to use it for various types of maintenance. Eg taking wheels off to change brakes up to dismantling the engine.

I assume the former, in which case lots of light to look at it smile

Seems narrow, it wont be long before you want to put a stable mate in there so make it a double from the start smile

It will be a double so 2 sets of doors with storage area at far end for winter wheels and such stuff. Daily vehicles go elsewhere so more a car house than a car workshop, tiled floor sounds a good idea. Must pay more attention when I'm next at a showroom.
Sofa and beer fridge go in with out saying, obviously.

Tiled the floor in my garage. Gave it 2 coats of floor paint first then had interlocking rubber tiles fitted. They were supplied by The Versatile Flooring Company. Three and a half years on and the floor still looks great.

Personally, I would put a car lift in. It depends on your budget and the space available but there are plenty of option that are effectively 'invisible' until they are in use. Have a look at some pictures of the Aston Martin Works workshop. They have got some lovely stainless steel lifts which rise straight out of the floor.

I would also put in plenty of power sockets and probably plumb in a compressor. Finally, some decent lighting, wifi and decent insulation everywhere (walls and floor, not just the door). Oh, and a sink (and/or bar!) somewhere.

If you're going to do it, you might as well do it properly, eh? (This is what I plan on doing when my new garage gets built).

Ah good stuff. I read 3.5m (11 feet) and thought that seemed too narrow for two cars side by side.

All the above are essential. I also installed short pile carpet tiles to the walls. Saves any dramas when opening doors, etc. I also "plumbed in" my jet wash so it's always available with no hassle.

Don't forget, floors tiles should be porcelin on a dead level bed. Ceramics will crack.

Oh, and a decent security system wouldn't go a miss.

It's interesting looking at the flooring options rubber interlocking vs porcelain. Seems porcelain will be £16-20 ish a mt sq but may cost me a bit more to be laid. Rubber I'd DIY but the only worry with rubber I'd water dripping off a wet car running through the joints and under the tiles.
Comments?

I got mine from here: http://www.tilemountain.co.uk/car-showroom-tiles/

Just to mention I have no connection with this company whatsoever. For my double garage cost to lay them by a tiler was £500.

Here they are laid:

I found them very hard wearing and very easy to keep clean

If you are starting from scratch and the garage is adjoining your house then I would(and did in my garage)install underfloor heating. It's simple to lay and can be hooked onto an existing wet heating system quite easily. You'll have to insulate below the floor first. Underfloor dries any water drips quickly and gives a comfortable background heat at the lowest running cost. No rads on the walls to get in the way either.

Choose your floor covering carefully - if you intend to jack the car then remember that the point loads under the small wheels of the jack are quite high and tiles of any kind will crack unless really well laid on a full bed.

Thanks. For helpful comments so far. The sink idea is a good one I'd not thought of. That floor looks fab Frankie, I like the idea of ultimately being able to hose out if necessary.
I'm on a farm so lots of other building to instal lifts or floors to jack on if needed, this will be a showroom garage/man cave.
Primary reason for the build is to have facilities where, when the cars are clear they can be kept clean, fed up with having to wash them down just before we go out. Life's to short.

I just did a commercial epoxy floor done by a local professional installer. Super happy with the end product.

If you really wanted a modern day authentic Aston Martin feel to your garage, why not find out the colours and materials used in the showrooms - apparently this theme is replicated around the world and would definitely be a talking point. Would be like having your own mini dealership - not mini, that would be daft - I meant miniature.

I'm coming towards the end of my garage upgrade, which started in January and includes improved (more) strip lighting, new double glazed window units, new insulated garage roller doors, a large heating radiator, an epoxy floor covering installed by a specialist Hampshire based firm (that is being laid over the next three days), and a de-humidifier. Some garage storage units are due to go in later in May, followed by a four-post car lift to allow three cars to go into a two car garage in early June. I have read with interest other posts on garage refurbishments on here which has helped a lot in making my choices.
I will post a couple of pics next week once the floor is down.
I finally get my V12V back from storage on Saturday after 15weeks away - talk about having to go through withdrawal!

They look fantastic!

Are they slippery when wet?
I've got small children with bikes etc and would worry about them constantly falling over.
