Just wondering if anyone knows of a lender who will be happy with just SA302s for someone who is split between company director and self employed.

I have my SA302s, but unfortunately due to some accounting issues the filed accounts for 2013/14 are still some way off (tax year ending 5th April)

Time is of the essence on a purchase I am trying to make, and most lenders want to see filed accounts along side the SA302s, which I'm currently unable to provide.

Affordability isn't an issue. I bank with nationwide so I'm off to see them, and apparently they only need SA302s. Something tells me they're going to be a pain though!

I went worth Woolwich/Barclays as I am also self employed. They offer offset mortgages which are ideal for us sole traders....

Ironically they're the ones that just turned me down at the underwriter stage (AIP was fine) due to not being able to backup the dividend part of my income on the SA302.

I think this will be a problem only fixed with time, and the latest filed accounts frown

Seek out Sarnie on here - frequents the finance forum more often than this one. No personal experience but he's a mortgage broker and has answered lots of questions for other PHers.

If you need the income from dividends to get the mortgage but the dividends don't show on the SA302's (they don't have to up to a certain level) then you will need something other than SA302's - they might take your submitted Tax Return, on which you will have declared all income.

What I'm trying to say is a lender who only takes SA302's won't be any use if they don't show dividend income, and you need that dividend income evidenced.

I'm avoiding this area these days - Sarnie is your man.
