Mortgage Question ref Solicitors fees.

This week I will begin the search for a straight repayment mortgage, I am after a 5 year fixed rate and I am reasonably confident it will be 60 % LTV.
When I approach a lender how do I initially valve my house as none are for sale like it local.
Will I have to pay solicitors fees, is there anything to look out for, I intend to do this myself.

Thanks, I'll probably involve a broker, the problem is I work outside of the UK so it would have to be done over the phone, any recommendations.
