Sarnie, a friend is looking to get a mortgage (FTB on their own), just wondering if you can offer up any better deals on a 2 year fix

Value of house (wales): £155,000
Deposit: £31,000
LTV 80%, Mortgage of £124,000

Best quote is: 1.99% for 2 years
Admin Fees: £1295
Valuation Fee: £250

Only looking at 2 year fixes

Cheers..

That sounds about as low as you are going to get it at 80%......looking at the figures it looks like an N&P product? If so, beware of their post MMR affordability calculations.

What the applicants salary?

Thanks, yes it's N&P product.

Salary is a touch under 38k, but jumping to around 45k next month

Good luck with it, I had a client we recently mortgaged who was declined by N&P for a mortgage that was only 2x his income. Feel free to drop me a line if it doesn't work out with them smile
