95% on new build

Afternoon all, any brokers in the house?

I'm interested in a new build, but it's with a small developer who isn't on the 5% deposit NewBuy scheme.
I know you can get 95% mortgages on second hand homes these days, but is there anywhere that does 95% on new builds but not through NewBuy?
