I'm aware of the process and the fact that some people have achieved big savings and even bigger refunds

However... I own a new-build flat for 18 months, and before that I owned a new-build house for 2 - 3 years.

Is there any point in me appealing? Is there any chance that either of these properties which were built within the last 5 to 6 years could have been assigned the wrong council tax band, or are all modern places graded on a much more accurate and stringent basis?

Thanks for any advice that any others can offer.

New property has to be looked at like it were new on 1st April 1991 and banded as such. Depends how much evidence there was for new properties around that time and how many there were to work out how accurate the banding could be ?

Could be rock solid, could be dubious, who knows - no harm in asking.

I went through the request process last year. I thought I had a reasonably strong case based on valuations of nearby similar houses and changes to the immediate area since the valuation would have happened. Got nowhere. When I looked at the appeal process, and specifically the recent several years worth of appeal decisions being 99% denied and chaired by the person who had written the decline letter, I realised there was no chance. (The appeal meeting minutes will be online)

Useful info on moneysavingexpert. I wonder if it is easier in other parts of the country? (South Dorset here)
