We have been approached by a small company to sub-let an empty office in our building for 3-6 months. for 6 people with phones/desks etc. Plus use of car-park and a bit of storage space.

It sounds like a simple option but I don't want it to go wrong, does anyone have a suggested contract or any pointers for doing this, I want to avoid going through Solicitors but need to draft up some basic agreement.

Thanks.

Use solicitors, it's an absolute minefield. If it's costs you are worried about, get the tenant to pay.

My concern was that for only a short term lease of only a few hundred pounds/month the solicitors will probably end up costing more that the rent!

If your leasing then your lease most probably includes restrictions on subletting without landlords consent, and restrictions (probably absolute bar) on subletting in part.
