I was checking out the website where you find out exactly how much people paid for their houses ( I think it covers all transactions sinec about 2000).
Apart from the fact I noticed a few errors on the website (like calling a semi - detached and another detached was listed as a semi) , I thought it might be a useful money off bargainer for the buyer but prob not in the sellers favour.
Also not sure that people would want others to know how much they paid for a house

You cant Stop people finding out how much you paid for a house.
Its freely available at the land registry (ok dunno if its actualy free), but its info your legaly allowed to find out.
And the only real value a property has is what it can sustain in the market, doesnt matter what one sold for last week nor next week.

Just done a few searches over the past 2-3 years on various properties and it seems to be pretty accurate!

It should be, it is based on the land registry data. Scarily, my house purchase in 2001 is not in there. Maybe I need to check I actually own the property!

Cheapest has to be some of the Manchester suburbs, surely? Seem to recall a documentary a while back that noted you could buy entire streets for cash (i.e. what you might find in your pocket on an average day) from a bloke in the pub!

Nah - probably means leashold flats on a long lease with peppercorn rent, i.e. treated virtually the same as freehold. Will be the outright purchase price. (well, it is for the couple of flats I tried, anyway)

Why would it be a money off bargainer?
If I pay peanuts for a house it makes no odds whatsoever. If the market value is £x then £x is what your asked to pay. Because I paid £c for it six years ago won't make your bargaining position any better. If someone was trying the "well you only gave so much for it" rubbish, I'd kindly inform them where the door is and where to place their offer.

I think the point is that if I am looking at buying a house for £xk and I know their neighbours recently bought an identical house significantly cheaper, I could use that as a bargaining tool.
This does work as I found out when I was selling a property last year at market rate, and a neighbour (identical house) was selling for £10k more. Guess whose sold and guess who had to drop their price?
