I have a unit that has a reasonable amount of additional space in the form of a back room and a mezzanine level, neither of which I'm using at the moment.

The back room has concrete floors and 3 phase, electric on both floors.

Looking for additional income ideas. I'm only there evenings and weekends, and I'm not going to allow people to wonder around my unit without me there. (rules out most storage surely?) - also not suitable for car storage (the areas suitable for cars, im using...for cars.)

Happy to invest 5-10k but preferably on removable equipment, not altering the building (its getting knocked down next summer)

Initial thoughts were:
Something vehicle related (I'm operating a workshop from there presently anyway)
Fabrication (CNC kit seems a lot and not sure ill be able to get the work in with the awkward operating hours)
Bitcoin mining (Saves heating!) - but is there any money in this now?

Any ideas?

So you want somebody to pay you to use your space, but not store anything, and only visit the premises when you're there at evenings and weekends, and then leave in 9 months.

Good luck!

The only idea I have is to offer the space to customers or suppliers informally and perhaps gain future goodwill from them rather than immediate rental income.

As I said in my original post, I know it isn't suitable for storage - I'm not looking for somebody to pay me to use my space at all.

I'm looking for ideas APART from storage, that I can run myself. eg. Specialist (lucrative) equipment

Stock holding service for people that sell on ebay/amazon but also have full time jobs, so they'll only visit when you are there.

Become a kit car manufacturer, this should be right up your street

I'd have it myself if I wasn't up to my neck in kitchen-making work and likely to remain so for a little while.

Do you own this or rent it? If that letter does your lease allow subletting in part?

Making kits = bread and butter, fully built kits = jam.

Stig has an excellent reputation, and often posts in the Kit Cars section of PH.

I can't say I noticed any stipulation to be honest, which surprised me! Also no mention of usage restrictions.

Not really looking to sublet it due to suitability, as mentioned prior.

And a tripod?
