Re-mortgaging a flat. Solicitors have asked for confirmation of what buildings insurance is covering and excesses etc.

I've emailed property management company to request confirmation of the points raised.

They've replied to ask that the solicitors contact them directly.

First time I've done this, but assuming this isn't normal practise and they should be able to provide me with the relevant information?

Good morning,

I’m in the process of re-mortgaging the above property and require some information as below. Are you able to confirm?

Buildings Insurance
I/We confirm the following in respect to the Buildings Insurance cover:

The cover is index linked; the excess does not exceed the limit set by the new lender; that the new insurer will notify the new lender if the policy is not renewed or cancelled [Could you advise of the excess and I will confirm this with the lender?]

The following risks are covered: fire; lightning; aircraft; explosion; earthquake; storm; flood; escape of water or oil; riot; malicious damage; theft or attempted theft; falling trees; branches and aerials; subsidence; heave; landslip; collision; accidental damage to underground services; professional fees, demolition and site clearance costs; public liability to anyone else

The policy is for the full rebuild value of the policy

Many thanks,

Romeogolf

Your solicitors should contact them ASAP. I was charged around £100 for them to supply the info and they took several weeks to do so!!

A leaseholder can make a request to the Landlord or the property management Company for details of the property/building insurance policy under The Landlord and Tenant acts 1985, upon such a request the same have 21 days to comply to the leaseholders request. Failure to comply with a request, the legislation, can lead to legal proceedings under the stated legislation.

The number of times that I have forced a Management Company to supply a copy of the building insurance cover note, has always produced huge profits, commission being made by the landlord or management company.
