1 big house on a big plot but suspect the plot with planning permission for a few new build houses has more value than the single house sale. A coal yard nearby has had a mini Brookside built on it years ago so planning seems likely.

I'm not new to property but am new to development so what is the best way to explore and get advice on this do you think? Are deals struck between the landowner and a housebuilder so the land cost repayment is deferred until point of sale of new builds? Or do developers prefer to own the ground they build on?

Cheers

Might be worth posting in Homes, Garden and DIY as a few developers are regulars there.

Two ways to approach it. With or without an agent.

Easiest is to get yourself a land agent. They will have all the contacts with the house builders but of course will take 15% off you for the service.

Land of course is worth more with planning. I'd expect a developer to secure your land via an 'option agreement' essentially giving them first dibs if they secure planning permission.

I work for a developer although we only secure land, then planning then sell to a housebuilder. We love dealing with land owners direct, but agents are the norm and will ensure you get the best deal.
