Subletting Space

What do we need to look into regards insurance etc when subletting a space? We have a few people interested in using the wasted space in a warehouse so we're considering either sharing the space or maybe building a large office and letting people rent a desk?

The building is owned by a landlord and we have already agreed that as long as no contracts are signed and tenants sign a simple lease showing that they are merely paying to use the space on a monthly basis, is there anything else that we have missed?
