I am looking to open / build a gym into our golf clubhouse and looking for upfront advice. It would be side extension so any thoughts on size would be good.

Advantages of our site:

- already staffed till late due to driving range
- 500+ golf members to offer membership to.
- Already have new smart locker room, showers and toilets.
- Nice location and views
- already a sports facility
- no pure type gym locally, or infact any gym.
- We are on the edge of a huge housing estate

I am just looking for a smallish gym, charge about £15-£20 per month.

How many members should I realisticly expect?

Any thoughts on must have kitout - for example aircon?

Buy equipment or rent? How much does it cost roughly? Any recommendation on manufacturer?

12 month tie in or just rolling monthly paymants?

Any advcie greatly recieved.

Firstly, how big is the space? It's hard to answer any of those questions without getting an idea of the space/layout you have.

If it's the size of someone's living room you can get away with no aircon and a few machines/weights whereas if it's the size of a tennis court it's a totally different story.

A lot of manufacturers do corporate packages for equipment but to kit an average size gym out well i'd say you'd be looking about 30k. Have a look here for examples - http://www.powerhouse-fitness.co.uk/commercial-gym...

How many members you can expect is probably not something you'll know until you start up unfortunately but having 500+ members already will definitely work in your favour.

12 month tie in would be the best approach for you as you'll get a guaranteed 12 months subs from each member and can be pretty much guaranteed you'd be lucky to see 50% of them after month 1.

From what you've described about the location though and given you already have the majority of the infrastructure in place i'd say it was definitely worth a shot! The set up costs shouldn't be particularly high and if it doesn't work out there is a strong market for second hand equipment.

Thanks, space wise we will need to build and extension.

Smallest extension - 5.5m x 12.5m
Largest extension max size would probably be 7m x 18m if needed

I own and manage a chain of 5 gyms/ health clubs and was previously Divisional Director of a 67 club chain and Group Operations Director of the largest Health Club franchise in the UK.

If you PM me I will happily visit your site and give you a full feasibility study without obligation.

Happy to do it for a lunch.

For some reason, I'd love to think your job was interesting and enjoyable... but is it largely a PITA?

I dont think PM's are working correctly on Pistonheads. I had the same problem last week.
I have also noticed it on a few other threads too
