So is this possible? I'm in the process of submitting income evidence to my mortgage lender and my companies accounts have been rejected. Apparently my books need countersigning by a member of the ICAEW.

This is a last desperate attempt to get this application through. I've been tearing my hair out for weeks now coming up against problem after problem. My house purchase is on the verge of collapse.

If anyone could help that would be great.

Do you prepare your own company accounts or use someone not qualified?

I cannot imagine you are going to get this sorted with an accountant in a timely manner . Unlikely they will want to dive in feet first for a new client. Speak to friends who use accountants and ask for a referral to their accountant to speed this up.

There is no legal requirement for limited company accounts to be signed by a qualified accountant - unless they have been formally "Audited" in which case the Audit Report will have been signed off by the auditor who carried out the audit work.

HOWEVER, most limited companies do have their accounts PREPARED to the statutory formats by a qualified accountant. If that is the case, this accountant will have signed an "Accountant's Report".

If you are asked by a lender to provide a set of accounts with an Accountant's Report signed by a qualified accountant, you will need to approach a qualified accountant who is willing to undertake the task of at least reviewing the accounts before putting his name to them.

I'm not saying this is the case, or going to happen but if a registered accountant signed off on accounts which were in fact fraudulent, but not submitted to HMRC, only to the mortgage lender and then the repayments went tits up with it all coming out in the wash, what would be the comeback on the accountant?

Collusion in the making of a a fraudulent mortgage application I would suspect.

I do fear I'm fooked tbh.

10 weeks of form filling, worry, expense and jumping through hoops only to be felled at the very last hurdle.

Not a happy bunny frown

I take it getting your accounts prepared by a qualified accountant is not an option?

And if not, why not?

It is an option and I'd be 100% happy for that to be done. I've always filed full and true accounts, never asked for shortcuts. I like to sleep at night.

The only factor is time and money. I'm out of time and to get my account re-done would cost even more money.

I am however changing my accountant due to his lack of ICAEW membership.

Is he qualified with any other recognised body? As I said earlier, ICAEW is only one of four.

And your accountant isn't mates with other accountants? Where I used to work got regular business from other accountants purely because we had the right letters/paperwork and they didn't...

Surely he knows someone that is ICAEW and can help him out.

Or ICAS or ICAI or ACC.
