The description reads like you're buying an XBL account with a digital copy of Hitman attached to that account. They will send the email and password through to you, recover the gamertag and account to your XB and then you can access the game through that account.
It's dodgy but that's how it works. There was a huge spate of this type of thing happening a few years ago with stolen credit card info, making new accounts and using the stolen cards to load them with games or in game items to sell on dodgy Chinese websites.
