So following the suspension of various property funds this week I tried to pre-empt a move by Henderson and trade out of my fund yesterday. The fund has now stopped trading and I have a trade "submitted for dealing" which Im sure won’t be honoured. Ive got a fairly big lump of cash now stuck in no mans land. I’m use to this sort of behaviour on the AIM (been burnt many times) but never on a large fund. This is a result of people voting “out” for which I’m well and truly pi$$ed off now. Yes, I know its first world problems but what a bloody mess.

How much of it is a result of people running about with their hands in the air thinking the world's going to end? - 'self-fulfilling prophesy'?

Standard market practice for any fund trading in illiquid assets, to protect investors. Entirely reasonable, in my view.

I got slated for saying that on the NPE forum.

It does make sense for them to be suspended and it is very responsible. I guess my gripe is with those who voted "out" with little think about the bigger picture and how everything is interconnected in the modern world. But we have a whole other thread for the in/out debate! Chatting to a family member recently (in laws) who voted out who is now complaining about his pension pot decreasing (viewed on line) in value following the leave vote. He simply doesnt understand how his vote has made this impact. Drives me feckin nuts.

Imo your gripe should be with the comically poor levels of information given to the electorate in the run up to the referendum.

Anyway, sorry for your pain.

This corroborates my policy of never going on the NPE forum.

Don't worry. It all worked out in the end smile

Most of it IMO. As soon as the papers report one fund has stopped trading then everyone else in every other fund goes and pulls their money out and so they all stop trading.

The biggest fear in markets is fear itself, and the media in the UK really arnt helping. Combined with computer trading programs selling assets at certain levels it doesnt leave much room for common sense trading and some time to stop and assess what is actually happening.

Doubt there are very main computer trading models operating across commercial property funds!!

No, it was a more general market comment.

It is the behaviour and panic exhibited above that is making this downturn a self for-filling prophecy.

Perhaps if Camerin had said during the campaign:

"Vote out if you want. If you do I'll be resigning the next day which is when you'll find out no-one in the civil service has done any work plank for BREXIT because we're too arrogant to contemplate we'd ever lose the vote. Because of our complacency and incompetence EVERYONE will lose their money'

That's far more accurate.

The real fact is Cameron doesn't care about the UK just his own personal agenda, it would not surprise me one bit to hear in the future that he took money under the table to keep the UK in the EU except he failed on it.

The fact that he did nothing but quit when Brexit happened shows that he doesn't care about the UK at all - if he truley cared he would have got on with running the country now that we have left.

All the same these MP tossers.

When he resigned I felt betrayed. If you get your country into a pit, at least do your best to dig it out.

The Aviva Property Trust is suspended too. I'm not too bothered because (a) there's nothing I can do about it (b) it's in property which is no bad long term thing. I just hope all these funds trying to sell office blocks doesn't depress the market to much. Again, blame sentiment and under that, Cameron.

The whole point of the gate is to stop a fire sale and avoid having to sell 'office blocks' etc!

Quite! But will the funds not be selling to pay the demands made before the cutoff? Or do they close the gate as liquidity approaches zero? If so then I don't see a problem smile

Interesting as Henderson are just starting a massive project in Edinburgh at the St James Shopping Centre, already delayed by three months!

Plus no ground rent as they have just emptied the centre of it's tenants.
