Bit of advice , as I am getting paranoid!

Been looking for new commercial premises , last few months i've been getting a few odd responses from agents

I've enquired about 3 properties from agents:

One property i was told "its now under negotiation" 6 months later it is still on their site and still unoccupied
Another property came onto their site a few weeks ago (so recent) - and im told now the owner has changed their mind and is unlikely to sell - but still listed on website
A 3rd property I looked at through another agent that I chased up about and are being told that there are "lease issues" so is not available at the moment

Is it the norm that properties are listed on commercial sites, even though they aren't "available" the paranoia in me thinks there is some kind of local cartel and i've been blacklisted!!!!

You do seem slightly unlucky. I would check the one that was under lease negotiation to see if it is. Negotiating a lease isn't the work of a moment, but 6 months is at the longer end of the time ranch I'd expect.

Lease issues will depend on who was marketing it. Might be the tenant who doesnt have the right to sublet or assign.

Cheers for that, indeed agree on the lease negotiations, its a pain finding offices at the moment as so many are being turned into houses and flats
