Long story short:
1. Own a plot of land close to residential properties.
2. The plot is of part of a larger site. The owners have agreed to combine and monetize.
3. Originally found a Developer who wanted an option to build a nursing home complex. Terms were agreed.
4. Developer changed mind and offered substantially less.
5. Owners got the hump.
6. Looking for planning consultant to get change of use/OPP, then help find another Developer to buy it. Preferably for a share of the profit or a fixed fee.

Interested?

There are two different approaches here;

Either a land promoter who will design and spec the costs to get planning permission. Depending upon the size of the site, planning can be quite expensive to achieve, with architects, highways, ecology etc

or;

You spec the above costs and run the project, and pay the planning consultant a fee to achieve planning.

Which route are you looking to take?

Many thanks Loafer123. I'm just one of the owners and don't have any experience of planning. I don't think the other owners hae any either.

We'll need to find a professional I think.
