Good afternoon. I'm looking to invest in a shop premises for our business. I want to buy the freehold and put it into a SIPP. I will sell the shares in my current SIPP to provide about 30% of the cost and then mortgage the balance. My current provider does not allow CP into a SIPP. Does anyone have any advice on doing this and who the good providers are ? many thanks

You won't be able to do that because the maximum you can borrow under the SIPP is 50% of the asset value, ie another 15%.

SIPP borrowing is not LTV based.

Make a Contribution into your SIPP to bring the borrowing requirement down.

I used Suffolk Life for this type of transaction. Others are available.
