Just trying to gauge what an average commercial mortgage rate might be with a LTV of 70% over 20 years?

3.5% about the average?

The last one I took out was 2 years ago with HSBC. 75% LTV at 3% above base.

That was for a 7000 sqft office building with an existing tenant on one floor, the other floor was vacant for one of my businesses to move into.
