What do we reckon?

I'm a bit sheltered from seeing too much of this first hand being out SW, but I've been in Deptford a bit recently, and that looks like its well on the way, among all the foreign food shops other things are springing up etc...

Seems there are fewer central areas that are yet to undergo the change to me, z2/3 must still have a fair few...

Isn't it wherever the hipsters are at the moment?

They do the initial bit and move in when it's still a bit dodgy, open all the restaurants and galleries then the younger financial services people turn up, then the foreign investors.

I think zone 2 is all already happened, places will continue to improve, but the big shift in vibe and pricing has already happened across zone 2. Zone 3 I know less well.

Depends how long you're willing to wait. Everywhere will be gentrified. Admittedly, you did write "next" but even if you're wrong, you only have to wait a few years. The likes of Collier's Wood is "up and coming", apparently. It still looks a bit st.

Friends bought in Sydenham a couple of years ago and were adamant that they're on the money there.

I think that ship already sailed - prices for period stuff especially will make your eyes water. Morden is still a sh8thole and falls outside both the SW19 and Tooting set - I can't see Hipster moving there at any rate, but that's what they said about places around Hackney.

Oh yes, you're right. I knew it was around that area. I'd still rather not live there.

I live in Blackheath so can offer some thoughts on the surrounding area...

Woolwich has gone mad due to crossrail, however I don't see it being gentrified as the housing stock is poor outside of the Royal Arsenal.

Lewisham is in the middle of major regeneration and I think it has good scope to grow (I bought a B2L flat here a couple of years ago). The rail/DLR connections are great and if it gets the Bakerloo extension it will be even more desirable. Housing stock is also good.

I think Catford will follow Lewisham for similar reasons.

The one area I think has great scope is Charlton. The housing stock is excellent with a mixture of period terraces and inter-war houses. The rail connection is good and it boarders Greenwich and Blackheath both of which are desirable areas. I travel through the area frequently and there are an ever increasing numbers of houses having major work.

I lived in Brentford 10+ years ago. Boat has sailed a long time ago.

I looked at a 1 1/2 bed new build flat 10 years ago at 285K - now almost 1 mill. nuts.

Someone I know was looking for a place recently, and it is surprising what you can get in and around Hammersmith for the money, considering it has every tube under the sun, is generally surrounded (apart from to the north I guess) by pleasant places, and in z2.

I posted another thread about looking for a nice safe period flat somewhere that wasn't a dump, but I'm tempted to take a punt on somewhere, not sure if I can bring myself to do Charlton though hehe

You could be onto something with Acton too. Christ, the train to work would take me 10 minutes when xrail is done! Churchfield Rd looks like it has gentrification waiting to happen written all over it.
