My wife is currently throwing a wobbly because she's looking into house insurance and struggling to find companies that will even quote when there is a business use present.

We have a brick built, insulated, and powered building around the size of a large single garage some 30m away from the house. The building is used for storage of tools relating to my business (stove installation) and mostly for keeping small animals (guinea pigs, rabbits, etc) for my wife's boarding business. During busy times (summer) there are at least a handful of visits per week from the public to pick up or drop off pets. They never come to the house, only to the building.

I'm told she can only find 3 companies to quote her so far and they are looking for astronomical amounts. Does anything have experience of this or recommendations?

The increase in the insurance will be tax deductible - what's up with the quotes you have?

Try John Lewis, we use them & when asked about operating a business from home they spoke to their underwriters & Ok'd subject to a couple of conditions (nothing major).

The price more than doubled with one vendor and tripled with another. Maybe I'm being naive here, but I can't see where the extra risk is coming from to justify the increase. It's not like a fire or flood as a result of the business activity can impact in any way on the house and possessions in it. I suppose there is some degree of risk arising from the human traffic to the site. Hmmmm, thinking about it, I should maybe keep the Golf out of site! That said, people that pay £7 a night to home a pet they bought for £20 are probably not out on the rob of an evening biggrin

NFU will be one of the best options, works well for me - no additional cost

I just used moneysupermarket when including my wife's beauty business. No great shakes and a fair few quotes.

Can't remember exact quote but maybe an extra £80 or so pa.

You are shopping for the wrong type of insurance.

It called a working from home policy, generally not sold online.

The problem with standard home insurance its designed for standard homes, usually with some clerical business us in the policy as standard. And rather than modify a policy on the relatively limited number enquiries its easier to say no. Hence why a over the last ten years a new type of policy has come out catering to this market.

We sell them from about 5 different providers if you need a hand

Would a "working from home policy" offer cover given the animal business?

if the insurer accepts the trade then yes. Each policy is rated on the occupation(s)/activities carried out.

Its likely to have a livestock exclusion if accepted i.e they wont cover the value of the animals in care, but given the type of animals they are likely to be worth less than the excess anyway.

Thanks Jon, that's what I suspected (tiny market, default policies useless) so I emailed my wife Stephen's number earlier in the day and told her to get in touch. It'll probably be next week now but she'll give him a call.
