UK Development Financing - Proforma?

Hi there,
I'm looking to move onto bigger property projects (currently have a couple of HMOs) and think I'll need to get a bit more serious about projecting cashflows and other metrics to get financing.
I've been doing a lot of reading, and everything I've read points to a "real estate proforma" being the standard document used to show the cashflows of a project.
I've never even heard of a proforma before, and everything I've read related to it has been American. Is this an 'American thing', or am I just ignorant and it's simply a different name for "cashflow projection"? If it is an 'American thing', is there a UK equivalent and where can I find an example?
