Converting Garage to a room - ££?

There should be a law against this FFS!!!!
I'm shopping for a house at the moment, and absolutley MUST HAVE a garage... and it frustrates me so much when you see a house that had a perfectly servicable garage, which has become a second reception room.....
In most cases, your car is your second most expensive investment in life - and yet you leave it outside in the elements, and for all to see and potentially steal!!!

don't do it! 
Official line from an Estate Agent friend (sorry someone has to have one!) is don't do it or make it an easy reverse.
We were thinking of doing the same...I mean how many people put their car in the garage every night?? (question not for this site I know!) but the feeling was that if someone came to view your house and saw that there was a room where the garage used to be, that they would automatically think the house was too small.

In this case there is a separate very large double garage as well as the one to be converted - which is at the back of the house and can't be accessed with a car (because of the new double).
ahhh - you built a double garage....

The house in question has 2 garages - a separate double, where my baby will sleep in the evenings, and an integrated single which cannot be accessed with a car - so if I can't put a car in it I think there is better uses than an oversized shed.
I was budgeting a max of £10K, so this is sounding promising, thanks people.

No...... still confused...
I think GregM is saying he has a double garage which he can use,but behind this is a single garage which now has no vehicular access and ahich he wants to convert to useable space.
Sounds like the double garage has a serious design flaw in that it blocks vehicular access to a perfectly servicable single garage. 
3 garages in my mind equals 3 places to store barely-servicable automotive projects.
My suggestion would be to aquire a Barkerlounger, a 42 inch plasma telly and a PS2 and build a little sanctuary.

Have exactly this situation at home. Old single garage was converted to utility type room, new single garage added to front of house.
The cost will depend on how well you want to do it. To do it properly you will need to build a second skin in Thermolite blocks inside the existing structure, as well as insulating etc. (to meet building regs). However, if you play this 'by the book' then you will need to get the foundations checked too. I would assume that it's flat roofed? Then that will also need insulating properly etc. Then of course, you will have to run services into it, electrics, central heating etc.
If you're getting builders in, then you'll be in 10k territory. I just converted our conservatory (which sits between the old garage and new) and with a new roof, came in at about 7k fully finished.

£9k? dont think so.
May be wise to allow a bit more for some insulation on the outside walls, unless you can prove that they are already insulated. That said, I'd be surprised if it cost much more than £5k, unless you want really posh.
