I'm about to buy my first BTL property - a low value property (problem 1) that I'm not sure what the tenant type will be, more than likely DSS (problem 2), vla a limited company (problem 3) and I need cover to start when I complete on it, rather than when it's tenanted (problem 4)

These things seem to confuse any of the online quotation engines on their own never mind together, do I need to speak to a broker? Who?

Cheers smile

Who even has a copy of the Yellow fking Pages in 2017?

I could google and ring the first broker I find the name of but that's probably how you end up with the Tradex of the building insurance world.

insurance_jon on here is the default answer for this sort of problem

You certainly need a proper broker for that sort of risk

Take a look at a cash back site - usually 3-4 well know insurers are offering up to £100 cash back. I tend to switch each year - most quotes are within £10 of each other.

Last year I was 'paid' a few £ on a '5*' landlord policy including a few options such as lost rental cover.

My needs are a bit too specialist* (read stupid) for mainstream insurers unfortunately smile

Anyone you'd care to mention? I've used (and my current policy is with) Alan Boswell brokers.

I was thinking more mainstream insurers. What specialist aspect precludes them?

A quick search on Topcashback has:
More Than - £68.25 cashback (this was previously £100+, so may change)
Axa - £89.25
Direct Line - £63.00
Endsleigh - £75
Simple Landlords - 71
Legal & General - 71.40
Towergate - 60.90

No affiliation to any but I have used More Than, Axa & Direct Line for Landlord insurance in the past 18 months. Never had to make a claim. My company portfolio includes two x 2 bed houses (one Grade II listed). Policy cost is in the region of £120 - £140pa.

If you find a suitable insurer, check other cashback sites for a better rate.

Thanks, some of those I've not heard of before so I'll have a good look when mine comes up for renewal (Jan!).

The flip side to those prices are they are all unadvised sales, either brokers who sell on an unadvised basis, or direct with insurers....its all well getting a bit of cashback, but not when the product doesn't do what you think it did.
