Estate agents I've dealt with in the last 24 hours have informed me:

"You specified a minimum of two bedrooms, this one has three which is why we didn't send it to you."

"We do lie to people, but I'm not lying to you now, there is someone else interested"

estate agents.......count your fingers after you have shaken hands with them.

Rather you then me Ted, I managed to avoid moving this year by spending our house deposit on a Cerbera – as you can imagine my other half wasn’t very impressed.

I've just been through this malarky, and gave up!

I had Estate agents refusing to forward bids to the Vendor (so I found out who the vendor was and contacted her directly, strangely satisfying gazumping an estate agent), I had them not turn up to viewings when they said they would and I basically got a crock of shit each time I called.

Given up for the time being, going to see a rental property this weekend.

I just won't have them in the house,......but given that I am actually trying to sell it makes that approach a tad difficult

Hate estate agents. Nearly bought my house last year. Agreed a price. Got surveyed etc., got solicitors to deal with it and was told by the estate agents they would contact me. Went away for 5 days, came back and tried to contact them to find out what was going on. No reply. Tried again 4 days later. No reply. Again 1 week later. Again, 2 weeks later . Finally, got to speak to them and was told that it was sold. "Yes", I told them, I had bought it. "No", they told me, they had sold it to someone else. ???? I ask. Apparently they waited for me to make contact again and as the seller was in a hurry, someone had offered a higher price and they sold to him. I would have paid the higher price (only 10K more!!). Wanted to pull my hair out , wasted a whole load of money on it too. Bastards. Hate them with a vengence.

I've sold my flat this year, bought a house, rented a house, and nearly bought another house

My advice:

If you're selling - get the best agent you can find. Probably worth the money with the reduced agro and better negotiation skills.

If you're buying - the crap estate agents often have decent houses at the lowest prices and don't realise it. They're worth putting up with if you can take the grief.

Idiot in smashed up Audi A3 sold me a nice house for quite a bit below the market. I say sell...she could just about read the specs they posted me...

Used to be an Estate Agent - God that is like confessing to being an alcoholic. Left in the late 80's when the white socks and clip board brigade moved in with their Astra GTE's. If you can find a good one they are really good - usually the independants - not one of the big chains - they are just interested in profit margins and selling finance as that is where the big money is.

BTW if you put an offer in on a property the Agent is required by law to advise the vendor. They cannot refuse and must also confirm it in writing to both parties whether it is accepted or not.
